The September 2026 jobs report landed far below expectations on October 2, with just 29,000 jobs added, unemployment rising to 4.2%, and the slowest wage growth in about five years. Treasury yields fell on the news, and analysts now say another Fed rate hike looks less likely at the October 27-28 meeting. I broke down what this means for mortgage rates at 7.28%, Indiana prices, and buyers and sellers across Hamilton and Boone County.

The big takeaway: rates could ease into the fall if the Fed holds steady, but today's market already offers the deepest buyer choice in over a decade. Read the full update below.

The September 2026 jobs report surprised to the downside: 29,000 nonfarm payrolls versus a forecast near 84,000, the unemployment rate up to 4.2%, and wage growth cooling to about 3.1% year-over-year, the softest in roughly five years. Prior months were revised down by a combined 60,000 jobs.

Rates and the Fed reacted immediately. Treasury yields fell on the release, and economists at NAR and First American said the data could ease pressure on mortgage rates and make another hike less likely at the October 27-28 FOMC meeting. The 30-year fixed rate had just hit 7.28%, the highest weekly reading since November 2023.

Indiana remains steadier than the national headlines: the statewide median sale price is up about 3.3% year-over-year near $283,978, central Indiana set a record midyear median of $323,250, and Hamilton County's single-family median holds near $455,000 with the year-to-date county median close to $474,900.

For buyers, that means deep inventory, seller concessions, and builder buydowns are all on the table. For sellers, pricing to today's buyers still wins. As an Associate Broker with 25+ years in this market, I help clients interpret the data and act on it month to month.
