The two numbers lenders actually care about

Lenders size up your budget with a classic rule of thumb called the 28/36 rule. It sounds official, but it is simple:

  • 28% of your gross monthly income is the ceiling for housing: mortgage principal and interest, property taxes, homeowners insurance, and HOA fees combined.
  • 36% of your gross monthly income is the ceiling for all your debts combined, including the house, car loans, student loans, and credit cards.

Here is the example in dollars. If your household earns $10,000 a month before taxes:

  • 28% means a housing payment cap of $2,800 a month.
  • 36% means a total debt cap of $3,600 a month, house included.

What that buys you right now

Run the median through the math: a home around the $475,000 county median, a 20% down payment, and rates near 6.7% land at roughly $3,400 to $3,600 a month including taxes and insurance.

A household earning about $12,000 a month fits that home comfortably. If you earn closer to $10,000 a month, you are looking at the $350,000 to $400,000 range, or a condo in the 200s, and that is a perfectly good place to start.

There are strong options at those levels in Noblesville, Westfield, and Whitestown, and Fishers and Carmel have great townhome choices too, plus smaller resales that stretch a budget further than a buyer might expect.

Down payment myths, busted

The biggest one: you must put 20% down. You do not. Conventional, FHA, and first-time buyer programs offer 3%, 5%, and 10% options, and for many buyers the lower number is the smarter move.

The difference is real money. A 3% down payment on a $400,000 home is $12,000. At 20% it is $80,000.

A smaller down payment usually means a higher monthly payment and, in many cases, private mortgage insurance. The right answer depends on your savings, your income, and your goals. That is a conversation worth having before you start looking.

The costs people forget

The sticker price is not the monthly cost. Your payment is really four parts: principal and interest on the mortgage, property taxes, homeowners insurance, and, in many communities, an HOA fee. All of it lands in that monthly number you need to live with.

Indiana's property tax system keeps the rate lower than many states, but Hamilton County's higher home values mean taxes still push the monthly payment above the national average. A $1,200 difference in annual taxes changes a payment more than most buyers expect.

Always ask for the full payment breakdown, not just the mortgage figure. Every good lender can show you the complete number, and you should never agree to a payment built only on principal and interest.

Local options across Hamilton County

Every Hamilton County community offers something different at the price points that matter to you. Here is the short version:

  • Carmel: walkable, amenity-rich, and consistently premium. Entry points come mostly from townhomes, condos, and older resales; a large share of inventory sits above the county median.
  • Fishers: fast-growing and family-focused. Townhomes, condos, and resales near schools, the Nickel Plate District, and Geist spread across a wide price band.
  • Noblesville: the broadest range in the county, from historic district homes and riverfront neighborhoods to newer construction. Strong options right around that $350,000 to $475,000 sweet spot.
  • Westfield: family-first with Grand Park and new neighborhoods all over town. Plenty of newer construction at midrange price points.
  • Zionsville: village charm and premium pricing. Fewer entry points, mostly resale, and a highly loyal buyer pool.
  • Whitestown: often the most attainable option, with newer construction and commuter-friendly access that keeps demand steady.

These profiles stay useful because they are about character and price structure, not a given week's listings. Inventory changes constantly, and that is exactly what I track for my buyers every day.

The bottom line

A lender can tell you the maximum you are approved to borrow. That number is a ceiling, not a target. The right home leaves room for maintenance, savings, travel, family, and all the life that happens between mortgage payments.
