Rates are holding near a three-year high at 7.40% after seven straight weekly increases, yet Indiana keeps setting records, with a $290,000 statewide median back in June and first-half sales up 2.5% year-over-year. The bigger local story: central Indiana inventory is up 17.8% from a year ago while prices stay steady, and Hamilton County still posts the highest year-to-date median of any central Indiana county. That combination gives buyers the most negotiating room in close to a decade, while sellers who price to current conditions are still finding qualified buyers quickly. The Fed's next decision lands October 28, with the September sales report due October 13 and pending sales October 20, so it is a two-week window worth watching. I broke it all down for Hamilton and Boone County with straight talk for both buyers and sellers.

The takeaway for buyers: shop the payment, not the headline rate, and put seller concessions and buydowns to work while inventory is deep. For sellers: October and November are quiet power months, and a well-priced, well-prepared home still stands out. The full market watch with city-level numbers is below.

📈 Rates near 7.40% but inventory is up nearly 18% and Indiana prices keep climbing. Buyers have more leverage than they have had in years, and the Fed meets October 28. Full market watch is linked in bio! 🔗

Mid-October brings one of the fullest data calendars of the year, and the numbers tell a genuinely balanced story for Hamilton and Boone County. The 30-year fixed mortgage rate sits near 7.40%, its highest since November 2023, but central Indiana inventory is up 17.8% year-over-year with prices holding steady, and Indiana set a record statewide median of $290,000 in June with first-half closed sales up 2.5%.

Locally, Hamilton County continues to command the highest year-to-date median of any central Indiana county at roughly $474,900, while Zionsville holds a three-month median near $750,000. With the September existing-home sales report due October 13, pending sales October 20, and the Fed's next decision October 28, the coming two weeks will tell us whether this autumn is a pause or a pattern.

My read for clients: today's market trades a higher rate for deeper selection and real negotiating power. Buyers who shop the payment rather than the headline number, and who use seller concessions and buydowns, are finding the best conditions Hamilton County has offered in years. With 25+ years in this market and SRES and CREN credentials, I help buyers and sellers turn these crosscurrents into confident decisions.

  • 30-year fixed rate near 7.40%, highest since November 2023
  • Central Indiana inventory up 17.8% year-over-year, prices steady
  • Hamilton County YTD median ~$474,900, tops in central Indiana
  • Zionsville three-month median near $750,000, up 5% year-over-year
  • Fed decision October 28; September sales report October 13; pending sales October 20
