55+ Living in Hamilton & Boone County: An October 2026 Community-by-Community Guide
From Del Webb's Britton Falls, Kimblewick, and Finch Creek to Epcon's Russell Oaks, Deer Creek, and Cielo Ranch, Lennar's Osborne Trails, and Taylor Morrison's coming-soon Beckman Park, here is an October 2026 community-by-community guide to the 55+ neighborhoods of Fishers, Westfield, Noblesville, Carmel, Zionsville, and Whitestown, with amenities, pricing trends, and what makes each one desirable, from SRES specialist Susan Roberts.
Hamilton and Boone County have quietly become one of the strongest active-adult markets in the Midwest, with more than a dozen 55+ communities spread across Fishers, Carmel, Noblesville, Westfield, Zionsville, and Whitestown. Buyers today can choose between Del Webb's resort-style campuses, Epcon's luxury courtyard ranches, Lennar's active-adult neighborhoods, and newer rental options like GrandView, all within a corridor that offers some of Indiana's best healthcare access, recreation, and low-maintenance living.
What changed in 2026: the choices grew. Epcon is breaking ground on The Courtyards of Deer Creek in Noblesville, Taylor Morrison's Beckman Park is moving through approvals in Whitestown, GrandView is leasing luxury rentals in Westfield, and Del Webb's Finch Creek continues to expand around its now-open community Lodge. Whether you are downsizing from a family home, relocating to be near grandchildren, or simply trading yard work for a maintenance-free lifestyle, this guide walks through each major community, what it costs, and who it fits.
As an SRES-certified Associate Broker who represents 55+ buyers across all six cities, I tour these communities constantly. Here is the honest, current picture of active-adult living in Hamilton and Boone County this fall.
Why Active Adults Keep Choosing Hamilton & Boone County
The demand story is simple: this corridor pairs big-city medical and employment access with small-town pace. Westfield has become the active-adult capital of Hamilton County, with Grand Park Sports Campus, the Monon Trail, and a dense cluster of 55+ neighborhoods. Fishers offers Del Webb's largest and most established campus at Britton Falls plus Taylor Morrison's Cyntheanne Woods. Noblesville brings Morse Lake recreation and brand-new construction at Finch Creek and Deer Creek. Zionsville delivers village-style charm on a brick Main Street with Epcon's luxury courtyard ranches, and Whitestown is emerging as the value-priced frontier with Beckman Park on the way.
Pricing stays competitive for the lifestyle. New Del Webb construction runs roughly $360,000 to $650,000 depending on floor plan and finish, Epcon's single-level ranches start in the mid-$500,000s and can reach the upper-$800,000s, and Lennar's Osborne Trails resales generally land from the mid-$300,000s to mid-$500,000s. Rental options start around $1,575 per month at GrandView. Compare that value to similar active-adult markets in Florida or Arizona, and the Indianapolis suburbs look especially strong for buyers who want to stay close to family and keep their money working.
The Resort-Style Campuses: Britton Falls, Kimblewick, and Finch Creek
Britton Falls in Fishers: The Established Resort Standard
Britton Falls, off Olio Road, is the largest and most established 55+ community in Hamilton County. Its roughly 23,000-square-foot clubhouse anchors a resort-style amenity package: a fitness center, indoor and outdoor pools, tennis and basketball courts, miles of trails, and stocked ponds that give the community a genuine lake-country feel. Lawn care and snow removal are included in the HOA, which is exactly what most downsizers want, and a full-time Activities Director keeps the calendar full.
Floor plans run from about 1,222 to 2,536 square feet, with pricing historically ranging from the low $200,000s for the smallest resales to the low $400,000s for larger or newer homes. For buyers who want an established, social community with every amenity already built and running, Britton Falls is the benchmark. Our Del Webb guide goes neighborhood by neighborhood.
Kimblewick in Westfield: Newer Builds Minutes from Grand Park
Kimblewick sits on the west side of Westfield, roughly a mile from Wood Wind Golf Course and a short drive to Grand Park. New construction starts around $435,990 on roughly 500 to 560 lots, with floor plans from 1,646 to 2,754 square feet and resales generally landing from the mid-$300,000s to mid-$500,000s. The amenity package includes a clubhouse with athletic courts, a resort-style indoor and outdoor pool, a golf simulation room, pocket parks, and trails.
Kimblewick suits buyers who want Del Webb's programming and low-maintenance lifestyle with fresh 2020s construction and Westfield's fast-growing restaurant and recreation scene at the door.
Finch Creek in Noblesville: New Construction in a $700M Mixed-Use Setting
Finch Creek is the centerpiece of a roughly $700 million mixed-use development in east Noblesville, near 156th and 166th Streets and the Boden and Olio Road corridor. Announced in April 2024 and opened in spring 2025, it is the area's largest new age-restricted campus, with three ranch collections from about 1,599 to 2,754 square feet starting around $360,990. The community Lodge is now open, and amenities include indoor and outdoor pools, a clubhouse with a fitness center, pocket parks, and walking trails, all within walking distance of the development's planned retail and dining.
For 55+ buyers who want brand-new everything, a walkable mixed-use setting, and Noblesville schools and Morse Lake nearby, Finch Creek is one of the most exciting new communities in the region.
The Courtyard Ranches: Village-Style Living with One-Story Convenience
Epcon builds single-level ranch homes around landscaped courtyard settings, a format that creates small, friendly neighborhoods rather than big campuses. If a one-level floor plan with a private courtyard, attached garage, and minimal maintenance tops your list, Epcon's communities deserve a close look. Our Epcon guide covers the full portfolio.
Farther down the pipeline, Epcon is also pursuing a larger project in Zionsville: The Courtyards of Heritage Trail, a proposed roughly 362-home, age-restricted development on about 180 acres west of town near Whitestown Road, with a 26-acre park. The Zionsville Plan Commission recommended the plan for approval in 2025 and it remains under town review, so it is one to watch rather than one to buy today.
Osborne Trails, Cyntheanne Woods, Spring Mill, and the Rentals
Osborne Trails by Lennar in Westfield
Osborne Trails opened in 2020 as Westfield's first 55+ community and has grown into a sizable neighborhood: 792 homes on 180 acres with six lakes, a clubhouse, and an active social calendar. New phases, including the so-called Central Extension, continue to sell, with pricing in the mid-$300,000s to mid-$500,000s. For buyers who want a proven, active community with lakeside views and Lennar's all-inclusive pricing, Osborne Trails is a strong value.
Cyntheanne Woods by Taylor Morrison in Fishers
Cyntheanne Woods gives Fishers a second 55+ option beyond Britton Falls, with new construction from about $387,000. It suits buyers who want Fishers' schools, Geist-area convenience, and Taylor Morrison's single-story floor plans without committing to a big resort campus.
Heritage at Spring Mill by Pulte in Carmel
In Carmel, Heritage at Spring Mill is Pulte's active-adult neighborhood, a smaller, low-maintenance option inside one of the most amenity-rich cities in the Midwest. It is a good match for buyers who value Carmel's shops, restaurants, and Monon Trail access more than a sprawling resort campus.
GrandView and Outlook Hamilton: Rent Before You Buy
Renting first is an increasingly popular way to test the active-adult lifestyle, and Westfield now has a standout option. GrandView 55+ Living by Highground, at Grand Park Village on Wheeler Road, offers luxury one- and two-bedroom rentals with a clubhouse lifestyle, with monthly rents around $1,575 to $2,559. Outlook Hamilton is another rental address in the regional pipeline. If you are not ready to commit to a purchase, these give you the community experience without the HOA and maintenance responsibilities.
What's New This Fall: The 2026 and 2027 Pipeline
The active-adult pipeline in Hamilton and Boone County is the busiest it has been in years. Five developments are worth tracking right now:
New construction adds a practical benefit beyond the fresh floor plan: builders are competing for buyers in 2026, and incentives, rate buydowns, and design credits are more common than they were a year ago. If you are comparing a finished resale against a new build, the full incentive package can change the math.
What 55+ Homes Cost in Hamilton & Boone County Right Now
Pricing varies widely by community, floor plan, and whether you buy new from the builder or resale from a homeowner, so the ranges above are directional, not guarantees. HOA dues are the other line item to study: most 55+ communities include lawn care, snow removal, and exterior maintenance, and some include clubhouse access and programming in the fee. I always pull the current dues, assessments, and resale comparables before clients make an offer, because the total monthly cost, not the list price, is what decides comfort.
How to Choose: Which Community Fits Your Life?
Ask what the HOA actually covers
Lawn care, snow removal, exterior upkeep, clubhouse access, and programming are included in different combinations at different communities. Read the full fee schedule including any special assessments before you fall in love with a floor plan.
Match the amenity set to your actual hobbies
A golfer will read Britton Falls and Kimblewick differently than a pickleball-first player or a walker who wants miles of trails and lake loops. Tour each clubhouse and ask where the community's energy actually lives on a weekday afternoon.
Decide new construction versus resale
New builds let you pick finishes and often carry builder incentives, but resales in established communities like Britton Falls or Osborne Trails deliver mature landscaping, proven social calendars, and sometimes a lower entry price. Our resale versus new construction guide lays out the tradeoffs in detail.
Think about the next 10 years, not just today
Proximity to healthcare, groceries, family, and places you actually go matters more the longer you stay. If you plan to age in place, look at one-level floor plans, step-free entries, and widening potential in doorways and baths, topics covered in our aging-in-place feature guide.
As an SRES-certified broker who downsizes clients every month, I have toured every one of these communities. The right fit is rarely the biggest clubhouse; it is the one where you can picture your actual Tuesday.
