Where Active Adults Are Buying in Fall 2026: A City-by-City Guide to 55+ Communities in Hamilton & Boone County
From Del Webb's resort-style campuses in Fishers, Westfield, and Noblesville to Epcon's luxury courtyard ranches in Zionsville and Westfield, and from new rentals to coming-soon communities, here is where active adults are buying this fall, city by city, with amenities, pricing trends, and what makes each place desirable.
The north Indianapolis suburbs have quietly become one of the Midwest's strongest active-adult markets, and fall 2026 is a particularly good moment to be a 55+ buyer. Fishers, Carmel, Noblesville, Westfield, Zionsville, and Whitestown now support more than a dozen 55+ communities with genuinely different personalities: Del Webb's full-resort campuses with full-time activities directors, Epcon's boutique courtyard ranches with lake views, low-maintenance attached homes, and even luxury rentals for people who are not ready to buy again.
What is moving the market this fall: with mortgage rates near three-year highs, many active-adult buyers are paying cash or financing conservatively, and they are finding patient sellers, builder incentives, and real negotiating room on resales. At the same time, new supply keeps arriving: Del Webb's Finch Creek Lodge is open in Noblesville, Epcon is breaking ground on The Courtyards of Deer Creek nearby, Zionsville's Russell Oaks campuses are selling against the Russell Lake backdrop, and Taylor Morrison's Beckman Park is moving toward launch in Whitestown.
As an SRES-certified Associate Broker who represents active-adult buyers across all six cities, I tour these communities constantly. This guide is organized city by city, the way buyers actually compare them, with the amenities, lifestyle, pricing trends, and new developments that matter most.
Why Active Adults Keep Choosing This Corridor
The reasons are practical ones. Healthcare access is excellent: IU Health North sits right inside the corridor, with Ascension and Community Health Network facilities nearby in Carmel and Fishers. Recreation is abundant, from Grand Park's sports campus and the Monon Trail in Westfield to the shops of Carmel's Arts & Design District and Fishers District, and Zionsville's brick-paved village is one of the most walkable small-town main streets in Indiana.
The demographic driver matters just as much. Many of the buyers I sit with are relocating to be near grandchildren in Hamilton County's top-ranked school districts, or downsizing from a large family home in the same neighborhoods where they raised families. That is why the corridor supports such a range of product: a full resort amenity campus for the social buyer, a quiet courtyard ranch for the privacy buyer, and a rental apartment for the person testing the area first.
The practical reality in fall 2026: buyers here are in a strong position. New-construction communities are offering incentives, resale inventory has grown through the year, and the seasonal slowdown gives serious buyers attention from builders and sellers alike. It is an unusually good moment to be a 55+ buyer, if you know which community fits.
Fishers: The Resort-Style Anchor
Fishers is home to Britton Falls by Del Webb, the largest and most established 55+ community in Hamilton County, with roughly 1,050 single-family homes built since 2006. It is the closest thing the corridor has to a resort lifestyle: indoor and outdoor pools, tennis and pickleball courts, three bocce courts, a fitness center, a full-time activities director, and club after club, from book and bridge groups to fitness classes and wine tastings. More than four miles of walking trails wind through the community.
Because Britton Falls is established, most of the action here is resale, which is exactly what makes it attractive in fall 2026: buyers get an older community with mature trees, a finished amenity package, and HOA fees around $247 to $274 a month. Resale pricing typically runs from the low $300s to the mid-$500s, with many recent sales clustering near $369,000. For buyers who want the full Del Webb social experience without waiting years for a community to mature, Britton Falls is the benchmark.
Nearby, The Villas at Geist offers a more intimate, maintenance-free option close to Geist Reservoir for buyers who want water access and a smaller community feel.
Westfield: New Homes, Grand Park Energy, and Rentals
Westfield pairs new-construction energy with one of the state's great recreation draws: Grand Park, the sprawling sports campus that brings people from across the Midwest. For active adults, Kimblewick by Del Webb is the anchor, with roughly 500 new single-family homes. Its Carriage House clubhouse anchors the social calendar, and the community adds pocket parks, a community garden, dog parks, a yoga park, a butterfly garden, and a fishing pier, all coordinated by a full-time Lifestyle Director. New-construction pricing at Kimblewick typically starts around $435,000 and runs into the mid-$600s, with some resales available from the low $300s.
Westfield also holds several Epcon courtyard options, including The Courtyards of Cielo Ranch, with new courtyard ranch homes from roughly $515,000, and Maple Villas, a smaller 55+ neighborhood on the city's west side. For buyers who want maintenance-free living without a purchase, GrandView Luxury 55+ Living opened in 2025 as a 158-unit rental campus, and it has been a popular way to test the area before committing to a home purchase.
Why Westfield? The Monon Trail runs through town, new construction means modern single-level floor plans with fewer maintenance surprises, and the Grand Park corridor keeps the area vibrant year-round.
Noblesville: The Growth Story, From Finch Creek to Deer Creek
Noblesville is where the newest 55+ energy sits in 2026. Finch Creek by Del Webb grand-opened in spring 2025 and is planned for roughly 675 single-level ranch homes on about 514 acres. Its clubhouse, the Lodge, is now open, joining indoor and outdoor pools, a fitness center, pocket parks, and walking trails. Pricing starts in the mid-$300s and runs into the mid-$500s, with many sales averaging around $451,000, and HOA fees are on the leaner side at roughly $162 to $374 a month.
Just up the road, Epcon is expanding fast. The Courtyards of Hazel Dell is selling roughly 111 courtyard ranch homes, and The Courtyards of Deer Creek is breaking ground on 161 ranch homes spread across about 80 acres, adding clubhouse, pool, and bocce and pickleball amenities to the Noblesville mix.
For buyers not ready to own, Outlook Hamilton is a 172-unit 55+ luxury rental community with resort-inspired amenities and monthly rents roughly between $1,390 and $2,860. Noblesville's historic courthouse square, Morse Reservoir, and new dining make it a well-rounded place to land.
Carmel: Walkable Villages and Limited But Desirable Inventory
Carmel is the most walkable and amenity-rich city in the corridor, with the Arts & Design District, the Monon Trail, and some of the region's best dining, but dedicated age-restricted 55+ new construction inside Carmel proper is scarce. That scarcity is itself the story: 55+ buyers who want Carmel addresses mostly look to The Cottages at Carmel, an attached active-adult community built between 2009 and 2017, with resales typically in the low to mid-$400s, or they compare adjacent options in Westfield and Noblesville.
Pulte's Heritage at Spring Mill, a wooded new-construction ranch community in Carmel, sold through its phases and is effectively sold out, which tells you how strong demand for active-adult product in Carmel has been. For buyers set on the city itself, the realistic play is a well-located resale condo or ranch, or a community just over the Westfield line that puts Carmel's restaurants and trails minutes away.
Zionsville: Epcon's Luxury Courtyard Ranches
For buyers who want the walkable small-town charm of Zionsville, Epcon Communities has made the town a centerpiece of its Indiana presence. The Courtyards of Russell Oaks is building roughly 140 luxury courtyard ranch homes around Russell Lake, with a clubhouse, pool, and bocce and pickleball courts. Pricing runs from the mid-$500s up to about $851,000, with homes ranging from roughly 1,576 to 3,841 square feet.
The newest release, The Reserve at Russell Oaks, adds lakefront courtyard ranches now accepting reservations from the mid-$800s. A separate The Courtyards at Heritage Trail is also underway, giving buyers multiple Epcon campuses to compare within a few miles of the brick-paved village.
Why Zionsville? The village itself, with its boutiques, galleries, and restaurants, is one of the most desirable small-town settings in Indiana, and Zionsville Community Schools, plus easy access to I-465, keep resale values strong. Epcon's construction process, which completes the home under cover, is a genuine selling point for active adults who want a new build without months of site exposure.
Whitestown: Value-Priced New Construction and a Coming-Soon Community
Whitestown is Boone County's value play, and it is adding a dedicated 55+ option. Beckman Park by Taylor Morrison is moving toward launch in Whitestown, bringing a new active-adult community to a town that already offers some of the region's most attainable new construction. For 55+ buyers, Whitestown means Boone County schools, quick interstate access, and more home for the money than almost anywhere else in the corridor.
Until Beckman Park opens, Whitestown-area active adults typically compare Zionsville's Epcon campuses to the west and Westfield's Kimblewick and Cielo Ranch to the east. For buyers weighing resale value, the combination of new construction, low taxes, and proximity to both Zionsville and the I-465 corridor makes Whitestown a smart place to keep on the short list.
What 55+ Homes Cost This Fall, and Where the Leverage Is
Across the corridor, 55+ pricing in 2026 follows a clear pattern. Established Del Webb resale communities like Britton Falls run roughly $330,000 to $550,000, with many sales near $369,000. New Del Webb construction at Kimblewick and Finch Creek starts around $345,000 to $435,000 and runs into the mid-$600s. Epcon's luxury courtyard ranches in Zionsville and Westfield occupy the top tier, roughly $540,000 to $850,000 and beyond, especially at the lakefront Reserve at Russell Oaks. Monthly HOA fees add roughly $160 to $375 depending on the community and the amenities included.
The fall 2026 leverage story: with national rates near three-year highs, active-adult buyers who can pay cash or finance conservatively are in an unusually strong negotiating position. New-construction communities are offering incentives on lot premiums and options, and resale inventory has grown through the year, which means patient buyers can negotiate price, closing costs, or both. On the flip side, the best locations, lake lots, and move-in-ready ranches still attract multiple interest, so the buyer who comes prepared wins.
