Good news for buyers: September's existing-home sales report, released October 13, broke a five-month streak with sales up 1.5% to a 3.99 million annual pace, and inventory hit its deepest level since 2019 at a 4.8-month supply. Prices still rose 1.3% year-over-year to a $417,500 national median, so this is a market cooling in volume, not in value. Locally that means more negotiating room than central Indiana has offered in close to a decade, with Hamilton County's year-to-date median near $474,900 and inventory running roughly 18% higher than a year ago. I broke down what the report means for buyers and sellers across Fishers, Carmel, Noblesville, Westfield, Zionsville, and Whitestown, from concessions and rate buydowns to why October and November are quiet power months for sellers.

The big takeaway: shop the payment, not the headline rate, and use seller concessions and buydowns while inventory is deep. Sellers who price to today's market are still finding serious, qualified buyers quickly. The full plain-English breakdown is below.

NAR's September existing-home sales report, released October 13, ended a five-month streak of declines: sales rose 1.5% to a 3.99 million annual pace while inventory climbed to a 4.8-month supply, the deepest national picture since late 2019. Median prices still rose 1.3% year-over-year to $417,500, the 39th straight month of gains, which is why I describe this as a market cooling in volume, not in value.

The local translation matters more for my clients. Central Indiana inventory is running roughly 17.8% higher than a year ago, the deepest supply in close to a decade, while Hamilton County holds the highest year-to-date median of any central Indiana county near $474,900 and Zionsville sits at a three-month median near $750,000. With the 30-year fixed rate near 7.40%, seller concessions, rate buydowns, and closing-cost help have become ordinary parts of negotiation this fall.

My read for buyers and sellers: this is the most balanced market central Indiana has offered in years. Prepared buyers can compare real options and negotiate, and sellers who price to today's conditions still find qualified buyers quickly. With 25+ years in this market and SRES and CREN credentials, I help clients turn these crosscurrents into confident decisions.

  • Existing-home sales up 1.5% to a 3.99 million annual pace, first monthly gain since May
  • Inventory at a 4.8-month supply, the deepest since late 2019
  • Median national price up 1.3% to $417,500, 39 straight months of gains
  • Central Indiana inventory up ~17.8% year-over-year
  • Hamilton County YTD median near $474,900, tops in central Indiana; Zionsville near $750,000
