Mortgage rates are sitting near three-year highs, with the 30-year fixed averaging 7.03%, but Indiana's market is holding up far better than the national headlines suggest. Listings across the state are running about 13% above last year, homes are taking about 20 days to get under contract, and sellers are increasingly offering concessions and rate buydown help to get deals done. In Hamilton County, the median price is up 3.7% year-over-year and buyers have more negotiating room than they have had in years. I broke down the numbers, plus a straight-talk strategy for buyers and sellers in Fishers, Carmel, Noblesville, Westfield, Zionsville, and Whitestown.

The big takeaway: shop for the payment, not the rate, and put seller concessions to work. Waiting for a perfect rate can cost you the negotiating power that exists today. Read the full October update below.

Mortgage rates are sitting near three-year highs, with the 30-year fixed averaging 7.03% in Freddie Mac's September 24 survey, the first reading above 7% since January 2025, while daily rate indexes pushed even higher before the month closed.

Yet Indiana's market is steadier than the national headlines suggest. The Indiana Association of REALTORS reported 36,288 closings in the first half of 2026, a statewide median sold price of $278,000, and roughly 13% more daily inventory than in 2025, with homes taking about 20 days to get under contract.

Locally, Hamilton County's median sits near $520,500 as of June 2026, up 3.7% year-over-year, with the year-to-date county median holding near $474,900 and the strongest demand picture in central Indiana.

The balance of power has shifted. With more inventory and longer days on market, buyers can put seller concessions and rate buydowns to work, while sellers who price competitively from day one are still getting deals done.

As an Associate Broker with 25+ years in this market and the SRES and CREN designations, I help buyers and sellers interpret these numbers and act on them. Rates are a national number; your payment, your neighborhood, and your negotiating position are local.

  • 30-year fixed averages 7.03% (Freddie Mac, Sept 24): first reading above 7% since January 2025
  • Indiana: 36,288 H1 2026 closings, median sold price $278,000, listings up 13% from 2025
  • Hamilton County median near $520,500 (June 2026), up 3.7% year-over-year; YTD median near $474,900
  • National inventory at a 4.9-month supply, the healthiest in over a decade
  • Buyers gain leverage with concessions and rate buydowns; sellers win with day-one pricing
