The 30-year fixed mortgage rate averaged 7.40% in Freddie Mac's October 8 weekly survey, the highest reading since November 2023. But the Indiana market is not rolling over: the state set a record median price of $290,000 in June, Hamilton County keeps holding its premium position, and buyers have deeper inventory and real negotiating room. I broke down the numbers plus a straight-talk strategy for buyers and sellers across Fishers, Carmel, Noblesville, Westfield, Zionsville, and Whitestown.

The big takeaway: shop for the payment, not the headline rate, and put seller concessions and builder buydowns to work. Waiting for a perfect rate can cost you the negotiating power that exists today. Read the full mid-October update below.

📊 Rates hit 7.40%, a three-year high, but here is the silver lining: Indiana prices are still setting records, inventory is the deepest in years, and buyers finally have leverage. The full mid-October game plan for Hamilton and Boone County is on the blog, link in bio! 🔗

Mortgage rates reached a three-year high this week: Freddie Mac's weekly survey averaged 7.40% for the 30-year fixed rate in the week ending October 8, 2026, up from 7.28% the prior week and 6.30% a year earlier, with the Fed's next rate decision landing October 28.

The Indiana market is holding up far better than the national headlines suggest. The Indiana Association of REALTORS reported a record statewide median sale price of $290,000 in June, a year-to-date median around $275,000 up about 5% year-over-year, and first-half closed sales running about 2.5% above last year.

Hamilton County continues to lead the region, with Zillow's average home value near $468,156, up about 2.6% year-over-year, and the county's year-to-date median holding near $474,900. Boone County's Zionsville and Whitestown remain two of the most in-demand addresses in the Indianapolis region.

Nationally, August existing-home sales ran at a 3.98 million annual pace with inventory at a 4.9-month supply, the deepest buyer choice in more than a decade, and the median price up 1.6% to $429,100.

The balance of power keeps shifting toward buyers: seller concessions, closing-cost help, and rate buydowns are becoming routine, while builders across Westfield, Whitestown, and Noblesville compete with incentives.

As an Associate Broker with 25+ years in this market and the SRES and CREN designations, I help buyers and sellers interpret these numbers and act on them. Rates are a national number; your payment, your neighborhood, and your negotiating position are local.
