The Indiana housing market is showing signals of a real shift. Inventory has risen for 22 consecutive weeks, days on market are stretching from 12 to 18 days in Hamilton County, and the Federal Reserve just showed its deepest internal split in years with three members voting for a rate hike. Here is what that actually means for buyers and sellers in Carmel, Fishers, Noblesville, Westfield, Zionsville, and Whitestown. The big takeaway: buyers finally have more negotiating power than they have had in three years, but sellers who price realistically from day one are still getting strong offers.

I broke down the city-by-city numbers — Carmel at $530K-$580K with 4.9% YoY growth, Noblesville as the most balanced market at $400K-$430K with 48-57 days on market, and Westfield surging 9.3% to $497K. If you have been waiting to see which way the market is heading, this article has the data you need. Read the full breakdown below.

The Indiana housing market has entered its most interesting phase since the post-pandemic surge. Inventory has risen for 22 consecutive weeks across the state, adding roughly 4,863 more homes to the available pool since March. In Hamilton County, days on market stretched from 12 to 18 days year-over-year — a six-day difference that gives buyers real breathing room to tour, compare, and make informed offers.

At the Federal Reserve's July 29 meeting, the FOMC voted 9 to 3 to hold rates at 3.50% to 3.75%, with three members dissenting in favor of a quarter-point increase. This is the deepest internal split the Committee has shown in years. Chair Warsh held the line, arguing the economy needs more time to absorb cumulative rate adjustments. For Indiana buyers, the practical impact is clear: mortgage rates in the mid-6% to low-7% range are likely to persist through the fall. The current window is favorable for locking in financing before any potential September increase.

Here is the Hamilton County snapshot: Carmel ($530K-$580K, 4.9% YoY, tightest inventory), Fishers ($430K-$450K, modest growth, days on market increasing), Noblesville ($400K-$430K, most balanced at 48-57 DOM), Westfield ($497K, 9.3% YoY, fastest-growing), Zionsville ($600K-$720K, 10.4% YoY surge), and Whitestown ($390K, flat YoY with new construction adding supply).

With 25+ years in this market and specialized credentials in negotiation (CREN), I am helping buyers and sellers navigate this shift every day. If you are thinking about making a move, a 30-minute strategy conversation can save you months of guesswork.

  • Inventory up 22 consecutive weeks — 4,863 more homes available since March
  • Days on market in Hamilton County: 18 days vs 12 days one year ago
  • Fed FOMC split 9-3: three officials voted for a rate hike at July meeting
  • 30-year fixed APR in Indiana: 6.71% to 6.84% as of August 11, 2026
  • Hamilton County median: $444K, up 0.4% YoY at 18 days on market
