Mortgage rates hit 6.66% — inching toward the psychologically significant 7% threshold — and the Federal Reserve held rates steady at 3.5% in a divided 9-3 vote, with three dissenters pushing for a hike. Geopolitical tensions in Iran are driving bond market volatility, and that uncertainty is flowing directly into mortgage rates.

For Hamilton County, the picture is nuanced. Our county-wide inventory sits at approximately 1.2 months of supply, still well below the 5-6 months of a balanced market. But days on market have stretched to 8-10 days, compared to the 6-day frenzy of 2022. Sellers who price correctly are still seeing strong activity on move-in-ready homes under $600K.
