The 55+ market across Hamilton and Boone County in 2026 runs from about the low-$300,000s for a resale ranch in Fishers all the way to the upper-$800,000s for a new Epcon luxury home in Zionsville, with rental campuses in Westfield and Noblesville for buyers who are not ready to own. The newest inventory is concentrated in three places: Del Webb's Finch Creek in Noblesville, Del Webb's Kimblewick and Lennar's Osborne Trails in Westfield, and the Epcon campus growing around Russell Lake in Zionsville.

One structural change defines this year's market: Britton Falls, the county's largest 55+ community with about 1,050 homes, has shifted from new construction to resale. That means buyers looking for a lock-and-leave turnkey home should watch Fishers listings closely, while buyers who want to pick a new floor plan should focus on Finch Creek, Kimblewick, Osborne Trails, and the Russell Oaks campus.

This is an October 2026 field guide from your local active-adult specialist: community-by-community profiles, real pricing context, new developments to watch, and the questions I ask every client before they commit to a community.

The Market

The 2026 55+ Market at a Glance

Pricing across the active-adult market breaks into three distinct bands. Resale homes, led by Britton Falls in Fishers and established Osborne Trails resales in Westfield, typically list from the low-$300,000s to the mid-$500,000s, with Britton Falls asking prices running roughly $330,000 to $550,000 and a median near $369,000 in recent data. New construction starts higher: Finch Creek from about $359,000, Kimblewick from about $436,000, and Epcon's The Courtyards of Russell Oaks from about $540,000, climbing into the upper-$800,000s for the larger plans on the Zionsville campus.

Monthly HOA fees are a fixed part of the lifestyle around $160 to $375 depending on the community, and at Del Webb communities they typically cover lawn care, exterior maintenance, and access to the clubhouse, pools, courts, and social calendar. Tax loads vary by address, so the true cost of a community is best compared using the full monthly picture, not just the base price.

$330K–550K Typical Britton Falls resale asking range in 2026, with a median near $369,000
$359K+ New construction entry point at Finch Creek by Del Webb in Noblesville

$162–$374 Typical monthly HOA range across Del Webb communities in 2026

Fishers

Del Webb Britton Falls: The County's Established Resort Community

Britton Falls is the largest and most established 55+ community in Hamilton County, with roughly 1,050 homes off Del Webb Parkway in Fishers. In 2026 it is a resale market: builders have sold out their new-home phases, and the resale inventory is deep enough that buyers can often find a turnkey home in weeks rather than months. Asking prices in recent data run from about $330,000 to $550,000, with a median around $369,000, and HOA fees of roughly $247 to $274 per month cover lawn care and exterior maintenance.

The lifestyle is the draw. Britton Falls anchors on a resort-style clubhouse with a pool, tennis and pickleball courts, three bocce courts, a fitness center, and walking trails, staffed by a full-time activities director with a packed social calendar. For active adults who want the widest choice of floor plans, finished condition levels, and neighbors already settled in, Britton Falls is the default first stop.

Westfield

Westfield: Three Communities, Three Different Flavors

Westfield is the most active 55+ town in Hamilton County, with new construction still happening at two communities and a rental campus for good measure. That makes it the place to compare a brand-new build against a priced resale in the same week.

Del Webb Kimblewick: New Construction with an Outdoor Focus

Kimblewick is Del Webb's newer Westfield community, built in phases from 2020 to the present, and new home sales continue today. New plans run from about $436,000 with living spaces of roughly 1,650 to 2,750 square feet. Its amenities lean outdoorsy: a Carriage House clubhouse, pocket parks, a community garden, dog parks, a yoga park, a butterfly garden, and fishing ponds, all in a community with a boutique feel and easy access to Westfield's Grand Park sports campus.

Lennar Osborne Trails: Resort Amenities with New Phases

Osborne Trails by Lennar has about 792 homes built since 2019, and new construction continues through the Osborne Trails Southern Extension phases. Resales typically run from the mid-$300,000s to the mid-$500,000s with HOA dues near $250 to $290 per month. The centerpiece is a roughly 9,000-square-foot clubhouse with a resort-style pool, fitness center, pickleball and tennis courts, walking trails, and a fishing lake. Lennar's Next Gen suite options, which give guests a private in-home living space, are a favorite for families visiting adult children and grandchildren.

GrandView Luxury 55+ Living: The Rental Option

Not ready to buy? GrandView Luxury 55+ Living opened in Westfield in 2025 with about 158 rental units and is leasing today, offering a maintenance-free way to experience the active-adult lifestyle before committing to a purchase. For the same comparison in Noblesville, Outlook Hamilton offers upscale 55+ apartments renting from roughly $1,390 to $2,860 per month.

Noblesville

Noblesville: Finch Creek Is the Newest Del Webb

Finch Creek by Del Webb opened in spring 2025 on a 514-acre master plan in Noblesville with about 675 homes planned, and it remains the area's newest Del Webb community. New construction runs from roughly $359,000 to $562,000, with HOA dues from about $162 to $374 per month depending on lot and product. The community's Lodge clubhouse anchors the social scene, and the setting puts residents minutes from Morse Reservoir boating and the historic Noblesville Square.

Elsewhere in Noblesville, Epcon Communities earned approval for the Courtyards of Deer Creek, an age-restricted ranch community of about 161 homes with pricing forthcoming, a signal that builder interest in the county's 55+ buyer pool is not slowing down.

Carmel

Carmel: Heritage at Spring Mill for the Carmel Address

Dedicated 55+ inventory is limited in Carmel proper, and the standout is Heritage at Spring Mill by Pulte Homes, an age-targeted ranch community of about 42 wooded homesites with single-level designs, chef's kitchens, covered outdoor living, and optional basements. Pricing ran from the mid-$400,000s to the $600,000s, and the new-home inventory has sold out, so today the opportunity is resale or a nearby alternative. The location is the prize: minutes from Clay Terrace shopping and the Arts & Design District, with the Monon Trail and Central Park close by.

Boone County – Zionsville

Zionsville: The Epcon Ranches of Russell Oaks

Zionsville is Boone County's 55+ hub, built around the Russell Oaks campus on the Whitestown Parkway. The Courtyards of Russell Oaks by Epcon Communities offers new courtyard-style ranch homes of about 1,576 to 3,841 square feet across roughly 150 homesites, priced from about $540,000 and climbing into the upper-$800,000s. Amenities include a clubhouse, fitness center, pickleball and bocce courts, a pool, pond, garden, and walking trails, all in a boutique community that walks to the charm of brick-paved Main Street Zionsville.

The big new development for 2026 is The Reserve at Russell Oaks, a new lakefront phase of luxury ranch homes around Russell Lake with plans of roughly 2,036 to 4,055 square feet and pricing coming online through 2026. For buyers who want a single-level luxury home in a small-town setting, this is the community to watch.

Boone County – Whitestown

Whitestown: Beckman Park Is Coming Soon

Whitestown's active-adult story is just beginning. Beckman Park, a 55+ community by Taylor Morrison, is under development with pricing and floor plans coming soon. Whitestown already earns attention from active adults for its newer construction, commuter-friendly location along Interstate 65, and generally more accessible price points than Carmel or Zionsville, which makes Beckman Park a natural fit for buyers watching that corner of Boone County.

Before You Buy

Questions to Ask Before You Commit to a 55+ Community

Run the full monthly number, not just the price

HOA dues, property taxes, utilities, and optional services add up quickly. A $380,000 Britton Falls resale with a $274 HOA can cost less per month than a $360,000 Kimblewick new build with a higher assessment and higher taxes, depending on the lot. I build side-by-side monthly comparisons before we tour so the community you choose fits the lifestyle budget, not just the purchase price.

Match the calendar to the community

Britton Falls runs a resort-scale social calendar with a full-time activities director, Finch Creek's Lodge does the same for its newer residents, and Kimblewick's smaller scale means a quieter, more outdoorsy rhythm. If you want daily classes and organized groups, a larger campus wins. If you want privacy with optional socializing, a boutique community fits better.

Check the resale and rental rules

Age-restricted communities enforce minimum occupancy ages, some restrict rentals, and HOA documents define what you can rent out later. That matters for flexibility if you plan to travel for months at a time or keep the home in the family. I review the governing documents before we write an offer so there are no surprises down the road.

Think about proximity, not just amenities

Healthcare access, groceries, the airport, and family matter more at 55+ than any pool feature. Zionsville and Westfield put you close to major medical systems along the Interstate 465 and 69 corridors, Fishers has strong shopping and dining nearby, and Noblesville offers lake access and a historic downtown. Rank your daily destinations before you rank the clubhouses.
