55+ Communities in Hamilton & Boone County: An Early October 2026 Guide to Active-Adult Living

From Del Webb's Britton Falls, Kimblewick, and Finch Creek to Epcon's boutique ranches and Taylor Morrison's coming-soon Beckman Park, here is an early October 2026 community-by-community guide to active-adult living in Fishers, Westfield, Noblesville, Zionsville, and Whitestown, with amenities, pricing trends, and what makes each place desirable, from SRES specialist Susan Roberts.

An upscale 55+ active-adult community in the Indianapolis suburbs on a sunny autumn afternoon, with single-level ranch and courtyard homes, a resort clubhouse and pool, pickleball courts, and trees in warm fall color

Hamilton and Boone County now offer more than a dozen active-adult and 55+ communities, with more campus styles, builders, and price points than any other corner of central Indiana. Whether you want a resort-scale Del Webb campus, a boutique Epcon courtyard ranch, or a maintenance-free rental while you test the waters, there is a fit here for nearly every active-adult buyer.

What is new this fall: Del Webb's Finch Creek keeps releasing phases in Noblesville with its Lodge clubhouse open, GrandView is actively leasing its luxury rental campus in Westfield, Epcon advances in Zionsville and Westfield, and Taylor Morrison's Beckman Park is taking shape in Whitestown with pricing expected as the first phase launches. With mortgage rates near three-year highs at 7.28%, many active adults are also discovering that home equity and cash positions change the payment math entirely, which makes now a strong time to explore the options.

This guide walks community by community through what each offers, what it costs, and the kind of buyer each one suits best.

The Landscape

Why Active Adults Keep Choosing Hamilton and Boone County

The appeal starts with lifestyle infrastructure. The Monon Trail threads through Westfield, Carmel, and Fishers. Grand Park in Westfield is one of the largest sports campus complexes in the country. Morse Lake anchors Noblesville recreation, Geist Reservoir sits minutes from Fishers, and Zionsville's brick-paved Main Street is a walking village unto itself.

Healthcare access matters to this age group, and the corridor delivers: hospitals and medical campuses in Carmel, Fishers, Noblesville, and Westfield put world-class care within a short drive of every community in this guide. Homes here remain a fraction of comparable coastal active-adult communities, which makes the region a consistent draw for out-of-state buyers who want resort-style living without the resort-state price tag.

Finally, the social side is built in. Today's 55+ communities ship with full-time lifestyle directors, clubs, classes, pickleball, fitness centers, and pools, so the hardest part is usually choosing between activities, not finding them.

Fishers

Fishers: The Flagship Campus and Resort-Scale Living

Fishers pairs the largest active-adult campus in central Indiana with Geist Reservoir, the Fishers District, and Hamilton Southeastern Schools nearby.

Britton Falls (Del Webb)

Best for: buyers who want the most established resort campus in the region, with a mature social calendar.

Hamilton County's flagship, roughly 1,050 single-family homes built since 2006, is now a resale-focused campus with mature landscaping, a recreation complex, resort pools, pickleball, bocce, and a full-time activities director. It is the community other campuses measure themselves against.

Resales currently run from roughly $330,000 into the mid-$500,000s, with HOA fees around $247 to $274 per month. The trade-off against newer campuses is the price: nothing here is new construction anymore, but the social calendar, trails, and lake-adjacent lifestyle are fully settled and instantly livable.

Nearby options: The Villas at Geist and more

Best for: maintenance-free condos and single-level plans near the water.

Around the corner, the Villas at Geist is a 74-unit maintenance-free condo community near Geist Reservoir with resale from the mid-$200,000s and an HOA covering exterior, lawn, and snow, while Cyntheanne Woods in Fishers offers newer single-level active-adult plans from about $387,000. For buyers who prefer a condo association to a gated campus, these are the value entries in the Fishers market.

Westfield

Westfield: The Densest Cluster of New 55+ Options

Westfield pairs the Monon Trail and Grand Park with the region's densest cluster of new active-adult options, for-sale and rental alike.

Kimblewick (Del Webb)

Best for: gated, curated resort living north of the Monon.

Westfield's gated Del Webb campus, roughly 560 lots sold since 2020, pairs a walkable resort-style amenity set with the Grand Park corridor. The clubhouse spans about 13,000 square feet with indoor and outdoor resort pools, a golf simulation room, a fitness center, sports courts, trails, and fishing access.

New-home pricing generally lands between about $363,000 and $562,000 on two- and three-bedroom ranches and two-story plans, with earlier phases reselling from the mid-$300,000s. Buyers trade the sheer size of Britton Falls for a tighter, newer, more curated campus with downtown Westfield dining and the Monon minutes away.

Osborne Trails (Lennar)

Best for: multigenerational households and buyers who want Lennar's Next Gen suites.

Westfield's other big-campus answer, roughly 790 homes across three collections, with a roughly 9,000-square-foot clubhouse, resort-style pool, pickleball courts, a fishing lake, and trails. Lennar's Next Gen suites function as a home within a home, ideal for visiting family or a live-in caregiver.

New and resale single-family homes start around the low $400,000s with HOA dues near $280 per month. It is the region's most flexible floor-plan story for active adults who are not strictly empty nesters.

The Courtyards of Cielo Ranch (Epcon)

Best for: boutique single-level living with the Monon at the door.

Epcon's 55+ community in Westfield, roughly 80 single-level courtyard homes with a model on display. It captures buyers who love the Epcon formula, one story, no maintenance, courtyard privacy, but want a smaller, quieter campus than the big Del Webb communities. New construction runs from about $515,000 on two- and three-bedroom plans, and trail access is right outside the door.

GrandView Luxury 55+ Living

Best for: rent-first buyers who want no mortgage, no HOA, and Grand Park outside the door.

Westfield's rent-first 55+ answer: 158 units that opened in 2025 at the New England-style Grand Park Village, actively leasing this fall. One- and two-bedroom rentals run roughly $1,575 to $2,559 per month on 743 to 1,254 square feet, with in-unit laundry, garage parking, fitness and social spaces, and the Grand Park sports campus next door.

Renting first is an increasingly smart play in today's higher-rate market: it lets recent sellers park equity, test the area, and keep cash liquid while they decide where to put down roots.

Noblesville

Noblesville: The 2026 Hotspot for New Active-Adult Supply

Noblesville pairs a historic courthouse square, Morse Reservoir recreation, and Ruoff Music Center with the newest Del Webb in Indiana.

Finch Creek (Del Webb)

Best for: buyers who want the newest Del Webb in Indiana while phases are still releasing.

Del Webb's newest Indiana community, which opened for sales in spring 2025 with roughly 675 homes planned on a campus of about 514 acres near Morse Reservoir. The Lodge resort clubhouse has been open since summer 2026, with indoor and outdoor pools, a fitness center, pocket parks, and trails joining ten floor plans on two- and three-bedroom layouts.

New construction starts around $347,000, with recent price adjustments on some first-phase ranch and villa plans, and HOA dues roughly $162 to $374 per month. It is the closest thing to buying brand-new resort-style 55+ living in Hamilton County right now.

Outlook Hamilton

Best for: gated rental convenience near Hamilton Town Center.

A 164-unit, gated 55+ rental campus managed by Greystar, built in 2021 along the Hamilton Town Center corridor. One- and two-bedroom apartments run from about $1,507 per month on 673 to 1,121 square feet, with a clubhouse lifestyle space, fitness center, and the shopping and dining of Hamilton Town Center minutes away.

For active adults who want the flexibility of a lease without an apartment-building feel, it pairs a residential community format with seasonal flexibility.

New Noblesville projects

Noblesville is the 2026 hotspot for new active-adult development in Hamilton County, with multiple for-sale and rental projects moving through planning and construction. If getting in on the ground floor of a new campus appeals to you, this is the town to watch.

Carmel

Carmel: Condo-Friendly and Campus-Adjacent

Carmel does not host a mega-campus of its own, but it matters enormously to 55+ buyers. Pulte's Heritage at Spring Mill brought an active-adult collection to one of Indiana's most sought-after addresses and is now largely sold out, with homes moving through the resale market. Carmel's deeper condo and villa communities give downsizers low-maintenance options within walking distance of the Monon Trail, the Arts & Design District, and some of the best healthcare in the state.

The trade-off is simple: Carmel buys the ultimate walkable, amenity-rich location, and buyers usually trade a big resort clubhouse for a condo association and the entire city as their amenity. For active adults who want culture, dining, and the Palladium rather than a gated campus, Carmel is the answer.

Zionsville

Zionsville: Lakefront Luxury in Boone County

The Courtyards of Russell Oaks (Epcon)

Best for: luxury low-maintenance ranch living on a lake, with a companion Reserve community.

Epcon's flagship Boone County community, roughly 150 homes planned on about 97 acres at Russell Lake. It delivers the boutique, one-story, no-maintenance Epcon formula in a premium Zionsville setting, with single-level courtyard ranch homes, low-maintenance exteriors, and a lakeside feel that is hard to find anywhere else in the region.

New construction starts around $539,900 on two- and four-bedroom plans spanning roughly 1,576 to 3,841 square feet, with the on-site Welcome Center also marketing the companion Reserve community. For active adults who want Zionsville's brick-paved Main Street charm with lakefront ranch living, this is the address.

The Reserve at Russell Oaks (Epcon)

Best for: buyers who want the same boutique formula in a brand-new phase.

The companion new phase marketed from the same Russell Oaks Welcome Center, with pricing in the premium tier as the phase advances. If you want in early on a new Epcon build in Zionsville without waiting for resale inventory, this is the one to track.

Whitestown

Whitestown: The Value Corridor for New Construction

Beckman Park (Taylor Morrison)

Best for: buyers who want new active-adult construction in Boone County's value corridor.

Whitestown's newest 55+ community from national builder Taylor Morrison, with a first plat of 181 single-family homes taking shape within a larger planned development. Pricing is expected to be announced as the first phase launches.

New Home Source pegs the Boone County active-adult new-build entry near $290,000, which makes Whitestown the access point for buyers who want a brand-new active-adult home without the premium price tags of the larger campuses. Minutes from the interstate and the shopping and dining of the northwest metro, it pairs new-construction value with an easy commute.

Pricing

Pricing Trends Across the Region

Entry resale

Mid-$200,000s. Maintenance-free condos and resale ranches give downsizers an accessible on-ramp to 55+ living, led by resale units at Britton Falls and condominium options around Geist and the Monon corridor.

New-build entry

Around $290,000. Boone County's active-adult new-build entry sits near this level per New Home Source, with Whitestown and parts of Noblesville as the value corridors for new construction.

Mid-range new build

$350,000 to $450,000. Del Webb's Finch Creek and Kimblewick, plus resale at the larger campuses, anchor the most popular price band for ranch and villa buyers.

Premium and luxury

$500,000 and up. Epcon lakefront ranches at Russell Oaks and larger Del Webb models reach into the $500,000 range and beyond for buyers who want top-tier finishes and location.

Pricing bands reflect current builder marketing, resale observations, and New Home Source active-adult listings as of early October 2026. Floor plans, phases, and incentives change frequently.

Decision Guide

How to Pick the Right 55+ Community

Start with the lifestyle, not the builder. Do you want a resort-scale campus with a full activity calendar, a boutique courtyard community with a handful of neighbors, or a condo in a walkable city where the whole town is your amenity? Every community in this guide answers that question differently.

Then run the real monthly numbers. HOA fees, property taxes, insurance, and, if financing, the payment at today's rates. Many active adults discover that their existing home equity makes the numbers more comfortable than they expected, which is why an honest valuation of your current home belongs in the conversation before you tour.

Decide rent-first vs. buy. If rates are giving you pause, the rental campuses in Westfield and Noblesville let you secure the lifestyle now and buy later with more information. If buying, weigh new construction (customization, warranties, construction timeline) against resale at an established campus (finished amenities, mature social calendar, no dust).

Ask about what's coming. A community mid-build is a different investment than one ten years mature. Check phase releases, pricing on future sections, and whether a planned clubhouse is already open. For a deeper comparison of every option, browse the full 55+ Communities guide on this site.
