Mortgage rates are pushing toward 7%, with the 30-year fixed averaging 6.76% for the week ending September 10 per Freddie Mac, the MBA average reaching 6.85%, and daily lender quotes near 6.95% to 6.97%. In response, NAR reported existing-home sales at a seasonally adjusted annual pace of 3.98 million in August, down 2.0% and the third straight monthly decline, the lowest since July 2025.

Prices, however, remain stubbornly firm. The national median existing-home price hit a record $429,300, and Indiana appreciation is among the strongest in the Midwest at 5.3% year-over-year per Cotality.
