The mid-September 2026 housing data is out, and it contains what looks like a contradiction until you read the details. NAR's August Existing-Home Sales report, released September 10, showed sales declining 2.0% month over month to a seasonally adjusted annual rate of 3.98 million, down 1.2% year over year. And yet the national median price rose 1.6% to $429,100, the 38th consecutive month of year-over-year gains. The bridge between the two is supply: 1.62 million units for sale, a 4.9-month supply, the highest in more than a decade.

Locally, the picture is still stronger than the national numbers suggest. Indiana's median sale price ran near $284,000 in July per Redfin, up 3.3% year over year, with homes pending in about 14 days. Hamilton County's year-to-date median sits near $474,900, the highest in the metro, and Boone County's Zionsville has tracked a recent six-month median around $755,000. With the Fed meeting September 15-16 and its updated projections due September 16, mortgage rates near 6.76% are the variable every buyer and seller should plan around.
