Rates Are in the 7s. And That Might Be the Best News for Indiana Buyers in a Decade.

Don't confuse a better interest rate with a better buying opportunity. They can happen at completely different times.

Let's face it. Mortgage rates are in the 7s. That's a fact.

And here's the part a lot of people miss: this may be the best buyer's market Indiana has seen in more than a decade. Both of those things can be true at the same time.

While many buyers are sitting on the sidelines waiting for rates to come down, the ones who understand how to use today's market to their advantage may have opportunities they haven't had in years.

More homes to choose from
More negotiating power
More seller concessions
Less competition

And here's the trick: those seller concessions can be used to help offset the very thing buyers are worried about, the interest rate and the monthly payment.

So instead of asking yourself, "Am I ready to start looking again?" try this:

"I know rates aren't where I want them to be, but the market has shifted in my favor. What if I could negotiate with the seller to help lower my payment and get me into the right home with less competition? Wouldn't it be worth taking another look?"

That's a completely different conversation. And it's the one that gets buyers into the right home.

The Real Opportunity

Why it's not really about the "sale"

We've all done it. You see something you want but decide to wait because you're sure it's going on sale. Then you come back a few weeks later and the price went up.

The housing market is no different. Many buyers waited all summer for some back-to-school sales. Instead, rates moved from the mid-6s back up toward 7%.

Here's the irony. While everyone is watching rates, something else quietly went on sale: negotiating power. When rates tick up, buyer behavior slows down. More homes sit longer. Sellers negotiate. In Hamilton County and across Indiana, that's showing up in real listings and real conversations right now.

The Takeaway

The buying opportunity is the thing that's actually in front of you

Nobody knows exactly where rates go next. Everyone keeps watching the Fed for the next "sale," but the Fed isn't the only thing controlling mortgage rates. The bond market is weighing inflation, a resilient economy, government borrowing, and rising oil prices. Simply put, even if the Fed eventually gives buyers what they're waiting for, mortgage rates don't have to follow.

Meanwhile, the opportunity sitting in front of buyers today is much easier to see. Waiting for the perfect rate can mean missing the imperfect market that actually offers the better opportunity.

As your agent, here's what I want you to take away: a better interest rate and a better buying opportunity are two different things, and they can happen at completely different times. Right now, the buying opportunity is the one staring you in the face.

If you've been waiting on the sidelines and wondering if it's finally your moment, let's talk. I'll show you how today's buyer's market and today's rates can become a strategy instead of an objection.
