Its resort-style Lodge clubhouse opened in 2026, bringing indoor and outdoor pools, a fitness center, a movement studio, hobby rooms, and a sports-simulation room to a master plan that will hold 675 residences on 514 acres. New construction is now priced from roughly $361,000, with larger models above $500,000, and a steady pipeline of ranch-floor-plan releases keeps it the most active new build in the county.

GrandView 55+ Luxury Living in Westfield offers the rental alternative, with 158 one and two-bedroom apartments inside Grand Park Village starting around $1,575 a month. In Zionsville, Epcon at Russell Oaks is selling The Courtyards from the mid-$500Ks while The Reserve at Russell Oaks, a waterfront phase, is priced in the $800Ks, and a proposed Heritage Trail community would add 362 age-restricted homes and a large park to the west side of Zionsville if approvals come through. Osborne Trails (Lennar) - Westfield

Pricing: Resale ranches from the mid-$300Ks to mid-$500Ks, with HOA fees near $280 a month

Amenities: A roughly 9,000-square-foot clubhouse, resort-style pool, fitness center, pickleball and tennis courts, walking trails, and a fishing lake on about 180 acres

Kimblewick (Del Webb) - Westfield

One of the most established active-adult neighborhoods in the county, with mature trees and a dense social calendar. Its location in Westfield's growing 55+ corridor puts residents minutes from Grand Park, medical offices, and the shopping along State Road 32.

The Courtyards of Cielo Ranch (Epcon) - Westfield

Pricing: New luxury courtyard ranches from about $515,000

Amenities: Epcon's low-maintenance, one-story courtyard ranch plan with a private courtyard and resort-scale common amenities

Epcon's Westfield campus brings the builder's signature single-level courtyard homes to a city that now has more active-adult choices than anywhere else in Hamilton County. New construction means modern floor plans, energy-efficient systems, and a maintenance-free exterior package.

GrandView 55+ Luxury Living - Westfield

Pricing: One and two-bedroom apartments from about $1,575 a month

Amenities: Resort-style shared amenities and on-site management inside Grand Park Village, with 158 units from roughly 743 to 1,254 square feet
